Four Seasons Ski Golf & Spa is the newest luxury development located only 20 meters to an 18 hole par 72 Ian Woosnam Golf Course between Bansko and Razlog. The 5-star golf & ski complex is located on the edge of Pirin National Park, only 6 min. drive from Bansko’s ski lifts.  

Four Seasons Ski Golf & Spa is a year-round development, commanding magnificent vistas towards the Ian Woosnam championship golf course flanked by the Pirin mountain range, the Rila Mountains and UNESCO protected national park. 

Four Seasons Ski Golf & Spa is located: 

• 5 km from a number of hot mineral springs renowned for their health benefits

• 6 km from the best and most modern ski resort Bansko

• 40 km from the Gotse Delchev military airport which is to be turned into a civilian facility that will service low cost carriers

KEY FACTS ABOUT THE BANSKO – RAZLOG AREA - THE NEWEST SKI, GOLF AND SPA DESTINATION 

• Razlog is the fastest developing golf property destination in the country. Seven new golf courses are being built on the territory of Bansko and Razlog resorts – six of them will be on the territory of Razlog municipality (near the villages of Dobarsko, Godlevo, Dolno Draglishte, Gorno Draglishte, etc) and the seventh – near Bansko.

• The slopes of Pirin Mountain offer excellent conditions for skiing and any other winter sports. The total length of the marked pistes in Bansko is 65 kilometers. There are 44 snow cannons, 12 slope maintenance vehicles operate on the tracks and runs, making them suitable for all types of skiers and snowboarders. The first on the Balkans fun park for snowboarders is also situated on the slopes above Bansko. Out of the ski season, which is usually from December till May, there is summer tourism program that includes hiking tours, mountain biking trips, extreme adventures, horseback riding and many other attractions.

• A new project for new ski lifts and slopes beside the golf course in Razlog was approved in March 2007. Ski runs of 80 km in length and a lift will be built near Four Seasons Ski Golf & Spa. The new lift will be able to carry 150 persons to the ski runs at a time. The execution of the project is expected to start in a year. There would be also, like in Bansko, snow cannons and maintenance vehicles to operate on the tracks and runs. This means that the whole area will become a brand new ski, golf and spa destination for Europeans and it will actually complement and, at the same time, compete with the existing ski resort of Bansko. EUR 15 million worth of equipment for the new ski lift has already been bought.

• There are plans for construction of skiing center in the Betolovoto area which will comprise 20 modern skiing facilities, a 19,4-kilometre ski lift, as the common length of the ski-runs will be 58,5 km.

Currently the length of ski runs of another site in the area - Dobrinishte is 7 km. There is a project for bringing the total length of ski runs there to 40 kilometers. 

• The area is famous for its natural hot mineral springs as well. The construction of a spa center in the village of Banya is underway. The village of Dobrinishte has about 17 hot mineral springs with average temperature of 30-43 ̊ C, the village Banya alone has more then 70 hot mineral springs with average temperature of 58 ̊ C. The mineral water is used for treatment of various diseases: rheumatic diseases, skin diseases, circulatory diseases (especially moderate or mild hypertension), gastrointestinal diseases, chronic mild respiratory diseases, peripheral circulatory diseases, stress-related diseases, autonomic nervous system dysfunction, chronic gynecological diseases, and metabolic diseases (especially diabetes, obesity, and gout), etc.

• The area abounds in pine and beech forests that offer opportunities for those keen on hunting, hiking, trekking.

• The Pirin National Park is situated in the area. Extending over an area of 27,400 ha and lying at an altitude of 1,008–2,914 m in the Pirin mountains, Pirin National Park has a limestone Balkan landscape, with lakes, waterfalls, caves and pine forests. The rugged mountains, with some 70 glacial lakes scattered throughout them, are home to hundreds of endemic and rare species. The mountains also have diverse and unique landscapes of great aesthetic value.

The park was included in the UNESCO World Heritage List in 1983, and after a protected areas law was approved in 1998, the area was proclaimed a national park, embracing a territory of 403.32 km².

5. How much profit will the investor make? 

The total built-up area of Four Seasons Ski Golf & Spa is 10 281,5 m² (7 570.46 m² residential parts + another 2 711.04 m² for the above-listed facilities – restaurant, spa centre, bar, etc. – which can be sold too). The investor's costs for constructing the building + the costs for the project will be: 

COSTS: 

    * EUR 2,400,000: for land, architectural plan, project and planning permission. The investor can start selling the apartments as soon as they acquire the land, architectural plan, project and planning permission, i.e. upon payment of EUR 2,400,000.

    * EUR 4,626,675 for construction of the building (roughly EUR 450 per sq.m X 10 281,5 m² overall built-up area). At this price all apartments will be key-ready. Furniture is not included. 

TOTAL COSTS: EUR 7,026,675 

Of course the investor should know he can start selling as soon as he buys the project so he doesn't need to have the entire above-quoted amount at hand to start the development. 

SALES: 

-      From apartment units: EUR 10,371,530 (the residential parts will be 7 570.46 m² multiplied by the minimum selling price for the region, which is EUR 1,370 per sq.m for residential parts = EUR 10,371,530). The investor can also sell at the average price in the region which is 1 500 euro/m² or even at a higher price) 

-      From facilities (restaurant, spa centre, bar): EUR 4,337,664 (the facilities will cover an area of 2 711.04 m² x EUR 1,600 per sq.m = EUR 4,337,664). 

TOTAL AMOUNT FROM SALES: EUR 14,709,194

EXPECTED MINIMUM PROFIT: EUR 7,682,519 or more depending on the price at which the apartment units and facilities are sold.
